When it comes to making upgrades in a house to boost home value, there are plenty of options to choose from. You can make any change to your house that you want to, but you may want to consider what the return on investment (ROI) will be of the work before you start. Some upgrades will be worth your investment and others are ones you might want to avoid.

Renovating the Kitchen

Everyone loves an updated kitchen, including buyers. If you want to add value to your home, spend some money in the kitchen. This room is not only the place homeowners cook their meals, but it is a gathering place for guests as well.

If you don’t have a big budget for your kitchen remodel, there are still a lot of ways you can renovate your kitchen and increase the value of your house. Start by updating your light fixtures and cabinet hardware. You can also put up a backsplash; buyers love the classic white subway tile. If you have a larger budget, consider replacing the floors and countertops as well.

Bathroom Remodels

The bathroom is another area that can provide you a boost to home value when you make renovations. If you are planning on doing remodeling in order to help your house sell, remember to keep your spending in check. Look for ways to do basic and simple upgrades. They will still positively impact the value of your home without breaking the bank.

Keep things neutral in the bathroom. If you are unable to do a complete remodel, look for some small changes that you can make. Install a new towel rack or if you have tile floors, use a grout paint pen or cleaner to freshen up the look.

Update the Lighting

Good lighting makes a big difference when you walk into a room. If you have an older home that relies on lamps to light a room, add in recessed lighting throughout the house. Incorporate a few pendant lights as accent pieces. Upgrade to LED lights throughout your house as well.

Look for places to add additional lighting options. For example, install under cabinet lights in the kitchen or solar lights to illuminate the path that leads up to your front door at night. The simple upgrades make a big difference to the feel of your house.

Paint the Walls

If you are looking for a way to make your house look newer, put a fresh coat of paint on the walls. Paint gives each room a clean and new feel. Choose a neutral color (not white) to make it easy to carry the color throughout multiple rooms. Make sure you touch up the trim as you go with a fresh coat of paint.

Improve the Landscaping

The landscaping plays a large role in the first impression that someone gets of your house. If you are trying to sell your house, a little money in landscaping can go a long way. Adding fresh mulch, new plants, and blooming flowers gives your landscaping a burst of color that people love, and as well as increasing the value of your home.

Consider creating a landscaped path that leads right up to your front door, welcoming guests or buyers into your house.

Making updates to your house is nice, whether you are planning on selling or staying in it. It’s even nicer when you can improve your home value as you update it. Look for ways, like the five listed above, that will help you get a good ROI of your renovation budget.
